These service agreements are offered at a fixed price for 10 years, as long as they are renewed yearly. What You Get
We perform a multi-point check and put your system in peak operating condition. Heat system maintenance is done before winter (please book your appointment before November 1st ) and air conditioning maintenance is done before summer (please book your appointment before May 1st ). Yearly inspection (single trip) includes:
- Visual inspection of drains, hose bibs, showers, sinks, supply lines, toilets, tubs, valves, water heater, washing machine connections.
- Advise of code/safety violations of systems.
- Label of critical water and gas valves.
- Label switches to essential plumbing equipment as applies.
- Test water temperature.
- Inspect all hoses.
- Test sump pump.
- Water heater carbon monoxide test.
- Check garbage disposal.
- Dye leak test on toilets.
- Test select valves.

Air Conditioning: $150
Heat Pump: $150 x 2
Ductless (single-head): $258
Yearly (single trip for A/C and Ductless, two trips for Heat Pump) includes inspection of:
- Refrigerant charge and operating pressures.
- Voltage and amperage to all motors.
- Air temperature drop across evaporator and condenser.
- Evaporator superheat.
- Belt tension.
- Pressure switch cut out setting.
- Electrical lockout circuits.
- All wiring and connections.

- Open condensate drain, check and clean condensate line.
- Turn exposed dampers to cooling position if marked.
- Adjust thermostat.
- Lubricate all moving parts where applicable.

- Inspection of and/or adjustment to:
- All moving parts – lubricate where applicable.
- Belt – check/adjustment where applicable.
- Flu pipe – check draft.
- Humidifier – activation if applicable.
- Change air filter (if provided).
- Turn exposed dampers to heating position if marked.
- Check all circuit boards, electronics, electrical and amp draw.
- Adjust thermostat.
- Clean and adjust all safety controls.
- Vacuum clean burners and controls if necessary.
- Adjust burner for efficiency.
- Check flame sensor.
- Check ignition sequence.
- Check gas pressure.
- Check for gas leaks in furnace.
- Check and cycle all system functions.
- Purge or fill system as needed (boilers only).

Natural Gas or Propane Condensing Boiler 90-95%: $349
Yearly (single trip) includes inspection of the following:
- Inspection of and/or adjustment to:
- Flu pipe – check draft.
- Open condensate drain, check and clean condensate line.
- Check all circuit boards, electronics, electrical and amp draw.
- Adjust thermostat.
- Clean and adjust all safety controls.
- Check flame sensor.
- Test ignition sequence.
- Check gas pressure.
- Check for gas leaks in boiler.
- Check combustion – check and clean chamber.
- Check venturi and clean.
- Check and cycle all system functions.

While we are very proactive, we can’t guarantee system failure will not occur. Proper maintenance and inspection by a qualified technician does stop many problems before they lead to potentially dangerous or damaging system failure. Customer shall agree to not hold SOLUTION BASED liable for system failure of any kind. Warranty on our service and parts is stated on our invoice. Any additional service performed outside of this Agreement shall have a 1 year labor warranty on all installations. Material warranties per manufacturer.
